The site is located off Prescot Road, adjacent to the Town Green community, with primary vehicular access from the southeast. Pedestrian routes will connect to Town Green, providing convenient access to the wider local area.
The new neighbourhood is situated in a highly sustainable location and has been designed to be walkable and well-connected to the existing community. With nearby bus stops and the local train station within easy reach, residents will have access to sustainable travel options that reduce the need for car use.
West Lancashire Borough Council is currently preparing a new Local Plan, expected to be completed by the end of 2028. In the meantime, the Borough continues to face a substantial shortfall in both market and affordable housing, with more than 1,800 households on the waiting list according to the latest council data. Sites such as, Prescot Road, Town Green, offer an important opportunity to help relieve local housing pressures and improve access to homes for people within the community.

The scheme will offer a balanced mix of housing, including a proportion of affordable homes, helping to alleviate local housing pressure and ensure that people at every stage of life can find a home that meets their needs.

Across Lancashire, people of all ages are finding it increasingly difficult to access suitable housing within the communities they know and value. Our aim is to help address this challenge by delivering up to 350 high-quality new homes in a range of sizes and tenures. This development will support the area’s long-term growth, broaden housing choice, and enable more local people to secure the homes they need.
We understand how important tackling local highways and traffic are to the community. As part of our application, a full Transport Assessment will be prepared, which includes traffic surveys and modelling of local junctions to identify where improvements are required.
Alongside this, the site’s strategic location, with good public transport links and a proposed new pedestrian access to the existing Town Green Community, will help to alleviate pressure on local roads. These measures will support the long-term sustainability of the development to accommodate future growth.
Central to our vision is a landscape-led approach with our project taking active measures to mitigate impacts on existing views with tree planting, enhancing site boundaries and retaining green infrastructure wherever possible.
There will be no increased risk of flooding associated with the development. A full flood risk assessment is being undertaken as part of this application, and a sustainable drainage strategy is being developed to ensure the necessary management of water on site. This will be published and available when the outline planning application is submitted.

A: Our proposals include plans for up to 350 homes. The precise design, number and position of homes will be agreed following consultation engagement with both the community and stakeholders.
A: Yes, the development will bring forward a substantial proportion of Affordable Housing in line with West Lancashire Borough Council requirements. A carefully considered mix of housing will be available, and we will be working closely with the Council to understand local needs.
